One of the most traumatic disaster occurrences facing home owners, insurance companies and property managers is water damage.  Water damage restoration is a significant part of our insurance restoration division.  Most fire restoration projects have extensive water damage.  Broken water pipes and plumbing backups are also very common.

Whether caused by a natural or man-made disaster, moisture is a fast and silent destroyer of furnishings, equipment and building interiors.  The results of the damage are costly repairs and often replacement or reconstruction.  Timing is crucial to the dehumidification of a building and the prevention of the growth of destructive mold and mildew.

The Specifics

After flooding has occurred, the area directly affected by the water is not the only one at risk.  Water-soaked areas create a high ambient humidity, which can negatively impact undamaged areas and their contents.  In fact, high levels of moisture content in the air can do as much damage as direct water contact.

If left unprotected, materials that naturally absorb moisture from the air quickly become damaged.  For example: books grow mold on their covers, woodwork swells and buckles, and electrical systems and electronic equipment begin to corrode.

To mitigate damage, it is imperative that the environmental conditions in the water damaged areas be brought under control as quickly as possible.  This is done by reducing the relative humidity in the area to under 40% RH and the temperature to 72 degrees F.

It is also crucial that areas not directly affected by the water intrusion are sealed off.  We create a "blanket of dry air” in these areas, so the ambient moisture is successfully kept at bay.
